§ 103-54. Required paving.

Parking and loading spaces, driveways and aisles serving or located in a parking area containing eight or fewer spaces shall be paved with at least a suitable base of compacted gravel. Paving requirements for those spaces, driveways and aisles with more than eight spaces shall conform to the following requirements:A.In the R-80 and R-40 Districts, a suitable base of compacted gravel shall be required.B.In the R-20 and R-10 Districts, a suitable base of compacted gravel shall be required for the following uses:(1)Dwelling units of fewer than 10 per site.(2)Rooming houses and tourists homes.(3)Administrative, professional, institutional or utility offices with fewer than 20 spaces.(4)Nursing homes with fewer than 20 spaces.(5)Wholesale, storage, freight terminal or utility use with fewer than 20 spaces.(6)Home occupations.(7)Churches or temples.C.In the R-20 and R-10 Districts with the following uses, parking areas shall be paved to at least the standards of a local street:(1)Dwelling units of 10 or more per site.(2)Administrative, professional, institutional or utility offices with 20 or more spaces.(3)Nursing homes with 20 or more spaces.(4)Wholesale storage, freight terminal or utility use with 20 or more spaces.(5)Funeral homes.(6)Schools.(7)Theaters or other places of assembly.(8)Retail store or banks.(9)Clubs and restaurants.(10)Bowling establishments.(11)Industrial or manufacturing uses.(12)Drive-in restaurants.(13)Commercial or shopping centers.(14)Commercial garage.D.In the B-1, B-2, ID, ID-2, HDD, MHD and all PDD Districts, parking areas shall be paved to at least the standards of a local street.E.Any use(s) in the R-20 or R-10 District which have not been included above shall be reviewed by the Planning Board to determine whether a base of compacted gravel is sufficient or whether the area(s) should be paved. In making this decision the Planning Board shall consider the number of spaces and/or driveway area the use has, the frequency of use the proposed use gets, the type of use the proposed use gets (heavy truck, buses, vans or cars) and the type of business or use on the site.F.All parking areas of nine or more spaces that are required by this Code to be paved to the standard of a local street must be striped with semipermanent clearly visible painted lines delineating the approved size, location and number of the parking spaces as shown on the site or sketch plan approved by the Town Planning Board or the Town Board. Required regular maintenance of the striping includes the repainting of these lines, as needed, to the same width and length as originally approved.[Added 8-14-1996 by L.L. No. 6-1996]
